Lettings

Our Lettings Department currently manages properties throughout the region, ranging from one bedroom apartments to large detached houses.  Our lettings team is headed by Debbie O’Shea, the Lettings Manager, who has a wealth of experience with property lettings in the area.

We offer a comprehensive lettings service for Landlords, dealing with all aspects of the letting process, ensuring that the lettings experience is both smooth & hassle-free for both you and your tenant.

We offer tailor-made lettings’ packages, giving you the opportunity to choose a service that suits your needs: -

Fully Managed Lettings Service

Our Fully Managed Lettings Service includes:

  1. Professional advice on a suitable realistic marketable rental figure
  2. Information on current regulation requirements before letting
  3. Preparation of full colour particulars, local press and website coverage
  4. Carrying out accompanied viewings, if required, available 7 days a week
  5. Referencing a potential tenant via ‘Homelet’ Referencing Agency
  6. Drawing up an Assured Shorthold Tenancy Agreement
  7. Collection of rent and security deposits in advance
  8. Submitting the security deposit to an approved scheme
  9. Notifying relevant parties of current meter readings
  10. Overseeing any works/maintenance required whilst the property is occupied
  11. Carrying out regular property inspections throughout the tenancy

Non-Managed Lettings Service

Our Non-Managed Lettings Service package includes points 1 – 8 above, and is more usually suited to those Landlords who do not wish to deal with the initial letting of the property but wish to oversee the tenancy once the property is has been occupied.

Tenancy Deposit Scheme

On the 6th April 2007, the Government introduced legislation requiring all landlords to register all tenant’s security deposits paid after that date with an approved Tenancy Deposit Scheme to ensure that any disputes over the deposit are dealt with swiftly, inexpensively and impartially.

The schemes provide:

  • Protection for the tenant’s deposit during the tenancy
  • The safe return of the deposit at the end of the tenancy if there is not dispute between the landlord and the tenant
  • An impartial service to resolve such disputes

We are able to advise Landlords on the most appropriate deposit scheme, register the deposit and arrange for its return.  This service can be provided as part of one of our lettings schemes, or it can be done on a one-off basis for a fee of £50 plus VAT.

The Coalition Government has this morning announced that the requirement for a Home Information Pack to be in place before a property can be marketed has been suspended pending David Cameron's much promised great repeal bill which is expected on 25 May 2010.

In planning for the future many clients take the sensible step of both making a Will and also setting up a Lasting Power of Attorney to cover their financial affairs.  The latter enables named persons to assist and manage one’s affairs in case of serious illness.  They are called “attorneys” but they do not need to be lawyers in this context – they are usually family members.  

Some clients feel strongly that they would not wish to be kept alive in certain cases of serious illness or accident.
